The great majority of home loans in the United States are fixed-rate products.  The advantage of this approach is simple:  You enjoy the stability and peace-of-mind of knowing what your principal and interest payments will be over the life of the loan.  Then you are better able to plan your monthly household budget around the realities of a mortgage payment.   You may choose from a variety of terms.  Rates vary for each term.  Check out our rates for our fixed rate mortgages.

Balloon loans provide a fixed rate for the first 3 to 7 years, and then the rate goes to the current market rate for the remainder of the term.  If you are considering a “Jumbo Loan”, a home loan for more than $417,500, or any other type of home loan that may not qualify for a fixed-rate loan, you will want to consider a balloon loan.  Check out our balloon mortgage rates.
